I have known Glenn for around 12 years originally meeting through our mutual enjoyment of playing Touch Footy. During those years I have found Glenn very good to bounce off (on field as well) and he directly helped me on 2 occcasions in particular buying real estate in New Farm. The first was buying my own home unit and the 2nd my daughters unit in New Farm both of which were with other agents, Glenn assisted in getting both across the line. In the case of my daughters unit which was purchased during the peak times Glenn showed the ability to think outside the square in that we agreed to pay $5K more than any other cash unconditional offer for the property. It was a measured risk that was discussed prior to proceeding. We got the unit at the price we wanted. Please note that Glenn did not get any commission on these sales but I did take him to lunch one day to thank him and it would have been cheaper to pay the commission! Glenn asked me to put a bit of humour into this testimonial but I am so scarred by the following Noosa experience I couldn't even raise a smile while writing this. I rate myself as a reasonably smart bloke who has made a few bob through hard work and in general trust the people I am dealing with unitil the following experience! Last year I wanted to sell a property at Noosa and decided to use one of the principles of a high profile agency situated in Hasting St, thinking that local experience would be an advantage. To cut a long story short, things I was being told by this agent just weren't adding up or making sense to me and I started to get uneasy about the process and just what price could be achieved. I have since established that this agent would sell anything at any price regardless and selectively issue information to achieve that result with very little if any thought about the seller and their aims. To the extent that at one stage I thought they must have changed the rules and the buyer paid their commission! My assessment of this agent was that they would tell me anything but not everything! In other words I could not trust them to market the property appropriately and give me truthful feedback. I withdrew the property from the market and from this agent. After speaking to Glenn about my experience he gave me a book to read titled "Real Estate Uncovered" highlighting dodgy real estate practices (a must read before selling) in which I appeared to be the star example in every chapter! I then decided to market the property through Glenn with the result of achieving a 10% better price than the property was originally listed at and on contract for. As most of us do not buy and sell property on a regular basis we go to an agent we assume has our best interests at heart, do not make the mistake I did and assume anything other than a lot will tell you anything to get the listing and then work you over to sell at any price. At the end of the day it is about trust and knowing your agent is working for "you" and I can assure you Glenn worked for me! But also do your own homework and research to be confident about your price and what it is based on. Plus very importantly Glenn likes a drink and a good time on any day, just don't offer to pay! After all, there are any number of coffee spots for the "latte set" in trendy inner city New Farm. It was doing just that - sipping coffee at our favourite local (New Farm Deli BTW), on a day in September that sealed a deal for the recent sale of our family home in New Farm. Long time residents with a plan to go to market soon we were struggling to get our minds around the selling process. Pre-sale renovate or titivate, flat sign, full-page, glossy or aerial photos, curved sign, OFIs, move out or stress out, and the thought of troops of tyre-kickers, stickybeaks or bored empty-nesters tramping through our family home, judging, criticising, and subconsciously reconfiguring our 27 years of memories. (Don't worry, we've been there ourselves!) But it wasn't to be. Maybe good luck or just good coffee and a casual enquiry by an agent and DONE DEAL. No marketing, serious buyer. Dear Glenn You must think us the rudest, most ungrateful bastards alive!!! We recently sold our car to my sister, and when cleaning it out I found my letter to you (written the weekend after we met you in October) I thought Ray had posted it; Ray thought I'd posted it - but it had slipped down between the drivers seat and centre console. Sorry - I kind of wondered why we hadn't heard from you. You must have been wandering the same - after the efforts you'd gone to save our arse!! As it's turned out I've often wanted to pick up the phone and ask your opinion, as we realled respected your no bullshit approach, your integrity and your obvious knowledge. But as I hadn't heard back from you I thought it'd be cheeky to impose on you again. We did buy the Highgate Hill apartment which you and Bettina took us through and that made six (Holy Shit!!!) Anyway we flew home the next day - having (stupidly) signed all of them over to the Professionals, Toowong - basically because they had sold us 4 of the six units (she did well!) and she'd outlined the 'sense" of her office managing them all. Promises like: we're the biggest, the best, the Professional (!) the cleverest at rigging leases to always end in prime times to facilitate easy re-letting. It all sounded good (especially when we'd ignorantly put NO time into researching who'd manage our properties, once bought.) However, the Principal there doesn't match her promises (and she's in sales not rentals). He wouldn't and didn't ring us to let us know whether the three vacant ones were being advertised - or what his intentions were. I rang, faxed asking for contact. He rang eventually and stupidly lied through his teeth about various issues - which unnerved both of us - this being his first ever contact - it wasn't a good move! We're nervous, new, naive to the investment scene - and this is the man in control of all six of our properties bullshitting big time! On the 11th December Ray decided we should "pull the pin" on Hans and so, after talking lots to Bettina (cos I thought you'd burned us!!), we moved them all to Jan (who says she knows you too - "a nice man, young Glenn"). Two of the properties are still vacant - he wouldn't hand over the keys to Jan, won't take her phone calls or meet with her, has told her "I'm a mad woman"(!) (a pretty big call for two only ever phone calls where he talked (bullshit) and I listened!!!) Anyway the stress of this Jan venturehas of lately made me wonder whether Hans (the prick) is right!!! And so, Christmas is approaching school's finished, we've both got a virus (no doubt, the stress) and two of the properties are vacant. I've just, I realise, spilled the whole nightmare to you, and I'm sorry - but I so respected your 'nerve' in holding to your opinion about cancelling the contracts on "Gaythorne", when Ray and I thought we'd been clever and logical in buying them. A lesser man would have thought "What do I care? I never have to see these suckers again!" That gutsy stance on your part cemented you in our psyche as a nice bloke; a caring bloke; and a man of integrity. Congratulations to you! We genuinely wish you well - and we believe we're pretty respresentative of the average Aussie and so your honest, no bullshit style will be welcomed by most of your customers - don't change. The next day he rings - to see how we've gone We excitedly tell him, "We've bought!" "What and where?" he replies - a reasonable ask.... "Two 'newies' in Gaythorne," our retort. "Gaythorne?! GAYTHORNE?!! Where the hell's that?!!" His voice comes amazed through the phone. "N-near Ennogerra - I think," comes my shaky reply, Then a sinking feeling - 'What have we done?!' Glenn's pretty confused - he rightfully challenges "Why did you stray from your plan?" "Gaythorne! GAYTHORNE... why did you do it??!" This is a gutsy young man! He picks us up and expresses his views Takes some shit from us for a while. He then rings a mate to get the 'good oil' We really admire his style. He sticks to his guns still - though tension is mounting Takes us back to the scene of the crime. He notes the area, the unit, the train (!!) Then... "Get out of the deal - waste no time!"
